The Wollongong suburbs where it's cheaper to buy than rent

High rents, low interest rates and increased grants for first home buyers have combined to make 2009 the most attractive time in more than two decades for renters to become home owners.

New data from Australian Property Monitors has identified Australian suburbs where it is now cheaper to buy than rent.

APM found 91 suburbs where a mortgage on the house was a cheaper option than renting and 123 suburbs where buying a unit was cheaper.

Four Illawarra suburbs featured on each list.

The figures are calculated using yearly median house prices to the end of April 2009, median rents and weekly payments on an interest-only mortgage at the present variable rate of 5.8 per cent.

Cringila ranked 21st on the national list, where home buyers potentially saved $28.63 a week by buying a house rather than renting.

When it came to units, West Wollongong ranked seventh Australia-wide.

Macquarie Capital Advisers property strategist Rod Cornish told Domain.com this stage of the property cycle could be fleeting as first home buyers moved rapidly, but rarely was the "rent-buy equation" as broad as it was now.

"The last time there were so many suburbs where you could buy cheaper than you could rent was back in 1987," Mr Cornish said.

Illawarra Real Estate Institute chair Leigh Stewart said a lot depended on interest rates, but the figures emphasised how good a market it was at the moment.

Mr Stewart said figures for some of the Wollongong suburbs named were influenced by the university's growth.

"An 8 per cent increase in student numbers this year is adding to the serious housing shortage that doesn't look like it will decrease," Mr Stewart said.

According to APM, Cringila's median house price had fallen 13 per cent in the year to May, but Pam Webster of O'Connor First National said after a slow end to 2008 buyers were now moving quickly.

This week Ms Webster sold 5 Monteith St for $219,000, the 15th Cringila property to sell for less than $250,000 in the past six months.

"Cringila is easy to get to with buses and railway ... it is a convenient place."

When people discuss houses being cheaper to buy than rent often they forget the ongoing expenses. Rates, water rates and sometimes body corporate charges all add up. Coupled with the threat of increase in interest rates people should think hard before leaping into propety with minimum deposit.

What you would save on the property you would need to spend on medical treatment if you lived in Cringila The heavy metals, arsenic ,and all those other nasties the Steelworks have been spewing out over the suburb for years will have settled in the roof cavity . Who knows what illnesses they cause

I agree with Annie, I would rather rent in Figtree than buy in Lake Heights or those surrounding areas! Who knows the crap we inhale from the steelworks. Sadly, I guess only time will tell.

Annie, Annie don't let you're prejudices get the better of you. I'd bet you've never even been to Cringila. Remember Coniston, Warrawong and Port Kembla are no further as the crow flies than Cringila. The steel works pollution claims are just a myth.

The Steelworks has spent 10's of millions of dollars to improve the environmental impact of the plant on surrounding suburbs. If breathing wells comment is true then how do they cope in figtree when the wind is from the south east? Many areas of port kembla, berkeley and lake heights have great views of the lake and ocean and are well worth a look.

I lived in Mangerton for many years and was very disgusted at the amount of pollution we used to get inside the house. I now live in Cringila and have found we don't get the pollution here. I originally come from Bowral and I have found this town is very predujice about Cringila it is a shame concidering most people have lived in this area at some point in their lives

Funny how some people are concerned about pollution from industry but the stuff they sit in in traffic is OK. I'd rather live in Cringila than next to a busy road anywhere.
