Wollongong CBD gearing up for Evolution

The resurrection of West Crown St is gathering momentum, with another glossy new tower slated for the neglected retail district.

Evolution, a nine-level commercial and residential building, is the latest of several big-budget projects on the drawing board.

The $9million building, to sit in Crown Lane opposite GPT’s soon to be constructed West Keira shopping centre, will feature 16 apartments and 3336sqm of commercial floor space.

A 20-storey, 77-apartment complex is also proposed for a site in Rawson St, while GPT is finalising concept plans for a residential tower above Keira St.

Michael Henley, who is marketing Evolution, said West Crown St was undergoing a rebirth.

‘‘You won’t recognise that area at all shortly, it will be completely transformed and will be the modern part of Wollongong,’’ he said.

‘‘I think more and more we’re seeing the retail sector of Wollongong is struggling but with all this residential lifestyle living coming in we’ll see retail supported and the creation of a lot more service-style businesses to service the increasing population.’’

Evolution was approved by Wollongong City Council in May last year but developer Edward Saffoury is now actively seeking parties to lease or buy its four levels of commercial floor space.

The property will have a mix of one, two and three-bedroom apartments and two and four-bedroom top-floor penthouses.

Demolition and construction work will begin early next year.

West Crown St is expected to be transformed over the next two years, with businesses in the path of the $250million GPT development already vacating Crown St and Keira St shopfronts before the site is razed later this year.

Work on the six-storey shopping centre is expected to take two years to finish.

The 20-storey Rawson St tower, proposed by entrepeneur Abdulaziz Al Mashal, could be completed by 2013 should it gain the required approvals.

It would be built on the old Wollongong Telephone Exchange site, to the west of the Evolution development.

"Several big projects on the drawing board". This is where they will stay. The CBD is long gone & people will not return as they now have taken their business elsewhere & are happy. If they are fair dinkum about the CBD then all this should be done before the new Shellharbour centre opens which will only take more people away from the CBD.

S0 Wollongong CBD will be a BIG MESS for two years, how delightful! The shoppers will avoid it in that time and might not come back, especially as prices will be pushed up as the Shop rentals are increased, or those shops will disappear as many did after the last refurbishment of Wollongong Central.

I'm just waiting for all the negative comments on this one. But do us all a favour you negative people, think before you write? This is great news and I congratulate the mercury for highlighting the changing development pattern in that part of town.

Marto has spoken to all residents in the Illawarra and all possible future residents born and unborn and he has found that they will always and forever shun the Wollongong CBD, no matter what is done by businesses nor governments present or future.

Even people living in the new CBD apartments, living there due to the cronic rental shortage in this city, will drive to Shellharbour.

In regards to more apartments, this draws concern to me over creating more residential areas as jobs are decreasing at a rapid rate. Am I the only one who sees it this way?

I have lived in Wollongong for 30 years now. The Mercury regularly reports on the purported "rebirth" of West Crown Street for most of this period. I realise you are desperate for a good news story but please - leave off on the rebirth of West Crown Street hyperbole until what is there is demolished and real money is thrown at the hole in the ground.

Its encouraging to know that there are people and businesses that want to invest into Wollongong.

I hope the new council will look at the DA's and consider them from all aspects. Lets see where things go from here.
