An $8.8million mixed-use development proposed for the heart of Gerringong has been approved with unanimous support from Kiama councillors.
The development at 25 Noble Street, Gerringong, will include 22 residential units above four retail suites and one 450 square metre business premises, 76 basement car spaces and a subsequent 27-lot strata subdivision.
The owners and applicants are Sam Hanna and Co Pty Ltd and J and J Hanna and Co Pty Ltd. The 3024 square metre block is part of the old Gerringong school site.
At one stage earmarked for a police station, the school site was sold by the Department of Education for $5.3 million in 2004.
Despite community concerns regarding the residential amenity of adjoining properties, increased traffic and a perceived overdevelopment of the site, council planners said the proposal was consistent with Kiama Local Environmental Plan 2011 and ‘‘generally’’ with Development Control Plan 2012.
Consideration was given to the social, economic and environmental impacts, council planners said.
Long-term Gerringong resident Ted Wright, whose property neighbours the development, said he did not believe the proposal would benefit the Gerringong community.
‘‘It will totally alter Gerringong’s village atmosphere,’’ Mr Wright said.
Kiama Greens councillor Andrew Sloan said the front of the 2-storey building fronting Noble Street was a good design, but he did have problems with the eastern end of the development.
‘‘It is important for me to say to those in Gerringong the reason I am supporting this is because we have to; we have few grounds to oppose this development,’’ Cr Sloan said
‘‘It is unfortunate it will be overlooking people’s backyards, but there are measures in place to protect their amenity.’’
The site is part of a 6000 square metre block where a controversial $22 million mixed-use residential complex was approved in 2009 in the Land and Environment Court. However, Gerringong developer Greg Moore decided not to proceed with the project and instead subdivided the site.
Last last year a $3.2 million project for a neighbouring 669 square metre block was given the green light by Kiama council.
The Bestblue Pty Ltd project includes a cafe/wine bar and patisserie on ground level, with six residential units above.
