If you love beer enough to buy your own pub, there is one on the market up in the Southern Highlands.
In Bowral, the Royal Hotel is up for sale with a $4.7 million price tag.
The sale will come not long after the June closure of the Grand Hotel in Bowral.
The Royal Hotel has recently been done up by the vendor with the aim of making it into a boutique hotel for locals and visitors. It includes a restaurant and rear timber al-fresco area - as well as receiving rent from several commercial tenancies attached to it.
The hotel is for sale by private treaty through Ray White Hotels Australia.
Calling Romeo
Some people will pay more than $1 million for a spot on Cliff Road, looking out over the water.
But next week, someone will likely have spent a bit less than that to get the same view.
In the past year, there have four units along Cliff Road that were sold at the pricier side of $1 million.
One was well over that side - at $1.7 million according to Australian Property Monitors (APM).
On July 8, a two-bedroom unit across from the Continental Pool goes under the hammer.
At 1/70 Cliff Road - the block known as White Cliffs - it features a large living and dining area, modern kitchen, plantation shutters and an upgraded bathroom.
And, of course, a balcony to get a bit of that million-dollar view.
According to APM records, it last changed hands in 2010 for $630,000.
The unit is being auctioned by Ray White at Dapto Leagues Club, July 8, at 6.30pm.
Jamberoo different
The property market in Jamberoo can be a bit different to other suburbs, says real estate agent Vivienne Marris.
Ms Marris, who works at Elders Jamberoo, says there's a wide range of properties - but they're all different.
"You might go to another suburb and ask an agent 'show me three houses that are like this'.
"Well in Jamberoo they're all pretty different from each other," Ms Marris said.
"So my normal course of action is to say 'I'll take you to three or four and you tell me which parts of these you like'."
One of those different houses is the 4.8-hectare, four-bedroom property on Nuninuna Drive known as Fernbrook.
The owners have placed the large home on the market as they're looking to downsize and move closer to their children in Sydney.
High on Saddleback Mountain, it features wraparound verandahs to enjoy the view and, inside the feeling of space continues with cathedral ceilings.
It's priced at $1,595,000 - and at least four Jamberoo homes this year have sold for well over the million-dollar mark.
Threshold raised
The NSW government this week increased the new home threshold for the First Home Owners Grant.
Now, first home buyers can purchase a newly constructed home worth $750,000 and be eligible for the $15,000 grant.
"The previous grant cutoff was $650,000, but starting today, the threshold's being boosted by $100,000," NSW Treasurer Andrew Constance said on Tuesday.
"We want to make it as easy as possible for first home buyers to get into the market, while we boost incentives for the construction of new housing stock."
The latest figures show the number of grants has increased significantly over the past financial year. First Home Owner Grants for new homes are 46 per cent higher in the five months to May 2014, compared with the same period the year before.
