The property at 148 Charles Avenue, Minnamurra, is one of a small holding of six properties nestled between Rangoon Reserve and James Oates Reserve.
The property, held by the same owner since 1987, has uninterrupted views of Rangoon Island, the lush vegetation of the sand spit, and out to the ocean.
Set on a level, grassed yard of 847 square metres, the property has its own slipway from which a kayak, stand-up paddleboard or small runabout could be launched.
Listed with Michele Lay and Rob Havasi, of Ray White Kiama, there are two cottages; each with two bedrooms, and bathroom and kitchen facilities.
Ms Lay said the cottages could be connected for extra living space or be upgraded to a new home, subject to council approval.
She said the most recent absolute waterfront sale in the Charles Avenue vicinity sold for $1.725 million under the hammer in May 2010.
‘‘This strip is extremely tightly held,’’ she said.
‘‘This property offers the best in coastal living.
‘‘Minnamurra has quickly become renowned for its chic coastal village atmosphere which is an easy city escape from Sydney or Canberra.’’
The property is open for inspection by appointment. The first open home will be held on Wednesday, October 29, from 5pm to 6pm.
