The one-of-a-kind unit will occupy the entire 12th floor of Wollongong's Harbour Apartments, a designer development opposite WIN Stadium now under construction.

There is a twist to the off-the-plan investment with developers offering the apartment buyers the chance to create their own floor plan.

A suggested floor plan has been drawn up but the buyer can have input on how more than 300 square metres of internal living space and 100 square metres of wrap-around terrace space is configured.

Belle Property Wollongong principal Darren Kay, who is selling the sky home, said the floor space of two three-bedroom apartments had been combined to create an enormous apartment.

Mr Kay said the space would allow for four bedrooms (each with its own en suite) and more than 150 square metres of kitchen, living, entertainment space and home cinema.

He said the terrace space would offer breathtaking views of the coast extending as far north as Sydney and Wollongong's beaches and escarpment. The largest terrace would be north-east facing offering protection from southerly and westerly weather conditions.

The apartment would come with a four-car lock-up garage.

And if you think $3.2 million might be too tall an order for a Wollongong apartment, then Mr Kay reveals that the concept of a luxury sky home was developed to meet demand.

"We've got clients who are prepared to spend several million dollars to live on the beach but the existing apartments on the market are too small for them and they can't accommodate their children," he said.

"The apartments are not offering second or third living areas or cinema rooms and the garaging is the double standard garage.

"This concept was born out of the increased demand for larger apartments over the past 12 months for corporate executives looking to relocate into Wollongong, who want a lifestyle with low maintenance but who still need to accommodate their family and friends as they can in a home."

Mr Kay said construction of the 15-storey development was well under way, with the builders shaping up the first floor this week.

He said 33 apartments out of 41 had so far been sold off the plan, predominantly snapped up by owner-occupiers.

"It's a very exclusive upmarket complex," he said.

"As well as interest from southern Sydney there is a strong demand from the local community for this product.

"People always talk about these Sydney buyers but the reality is the people who are buying these top-end homes ... already live or work here."
