The 4 Murra Murra Road, Kanahooka, residence is expected to set a new benchmark for the suburb when it goes to auction next month.
The property, set on 1500 square metres, has three factors tipped to deliver a strong price: it's on the water's edge, it's on a big block, and it's a luxury house with resort-style pool and state-of-the-art technology.
Belle Property Wollongong principal Darren Kay said the five-bedroom house with cinema room with tiered seating was "the best house in the best street" at Kanahooka.
It has an exclusive Purrah Bay location and is just metres from Koonawarra Bay Sailing Club and Kanahooka Park.
The highest residential house sales for Kanahooka have been 72 Rondanella Drive $1.25 million in April 2015; and 62 Rondanella Drive $1.12 million in December 2014.
There are a number of southern suburbs waterfront properties on the market at the moment which are commanding big prices.
A four-bedroom home at 97 Little Lake Crescent Warilla is for sale for offers above $2.45 million; a three-bedroom Barrack Point home (address not disclosed) is for sale for offers above $1.95 million; and a three-bedroom home at 13 Headland Parade Barrack Point has a $1.2 million price tag.
Mr Kay said the southern suburbs were becoming more desirable as people - particularly the Sydney market - realised the value it had to offer.
"You can buy a terrace in Sydney's inner suburbs for $2 million plus or you can buy a luxury home on the waterfront in the Illawarra's southern suburbs for around or just over $1 million," he said.
"And you're within 15 minutes of all the infrastructure, including private schools, hospitals and shopping centres."
He said the southern suburbs within 15 minutes of Wollongong's CBD were in demand, and those on the beach or the lake were even more desirable.
"They are relatively well priced compared to other beachfront properties," he said.
"When you look at Woonona, two weeks ago, there was a knockdown sale on the beachfront for $1.4 million.
"With the lake, when it's waterfront, you literally step into the lake on to your kayak or your canoe. With beachfront properties, it's hard to find one without a road in front of it."
The Murra Murra Road home will go to auction on Friday, August 21, at 6pm. It is open for inspection on Saturday from 11.30am to 12.15pm.
