It seems the recent rejection of a $30 million complex at the Flinders Motel site has not deterred developers, with plans popping up for yet another residential tower across the road.

According to documents lodged by TCG Planning, Sutherland-based developer Sam Hanna and Co Pty Ltd wants to build a nine-storey apartment building.
The 51-flat complex at 22-26 Flinders Street would replace three single-storey buildings – including Skipp Surf, a beautician and Kings Chinese restaurant – and include two levels of underground parking.
There would be six one-bedroom units, 34 two-bedroom units and 11 three-bedroom units.
Commercial premises would fill out the ground floor, the documents say.
In requesting approval from Wollongong City Council, the applicant has noted the site is within walking distance to the CBD and transport links, like North Wollongong station, as well as Wollongong Public School and Smiths Hill High School.
The application says the plans are “principally compliant” with development standards, except for variations to the rules about building setbacks and the basement podium height.
The same company – Sam Hanna and Co Pty Ltd – is responsible for a seven-storey “shop-top” complex being built at the old Campbell Street bus depot, which was approved by the council earlier this year.
For years, Flinders Street has been slated for more commercial and residential buildings, however many of the planned developments are yet to get off the ground.
For instance, the much-heralded Bass and Flinders Gateway residential project has languished since rezoning plans, which would have made way for the statement towers, were knocked back last year.
However, in August, apartments in another significant development site – where 160 flats are due be built over three towers at 34-48 Flinders Street – went on the market, perhaps driving other developers to lodge plans.
The 22-26 Flinders Street plans are on exhibition until October 30.
