Officers executed a search warrant at the unit on Princes Highway about 9.15am.
Inside, police found a BMW sedan – which had been stolen from the Sydney suburb of Riverwood in July – and a Kawasaki motorcycle, stolen from Port Kembla in January.
The car had been stripped into hundreds of different parts.
Two firearm barrels and a rifle breach mechanism, all of which police believe have come from guns stolen during a break and enter at a home in Sussex Inlet in 2011, were also found.
A 27-year-old man, who had been sleeping inside the unit, was arrested and taken to Nowra Police Station.
He was charged with a number of stolen property and firearm offences before being granted conditional bail to appear in Nowra Local Court on November 2.
