Colliers International managing director Simon Kersten said it was one of the reasons why there was plenty to look forward to in 2016.
The first impact in Western Sydney is that industrial space is starting to be closed out and businesses are looking elsewhere.
Mr Kersten said councils were rezoning industrial land to try and meet the more residential demand.
As a result smart industry and smart manufacturing opportunities are coming to Wollongong just as the new iAccelerate building is nearing completion at the innovation campus.
Mr Kersten said there a massive industrial spill starting to come out of Sydney.
“They are coming to Wollongong or to Newcastle,” he said.
“So finally we are getting attention we have never had before.”
Mr Kersten made one other prediction relating to infrastructure in 2016 and beyond.
“Another thing to think about in the industrial space is if Maldon-Dombarton happens, Moss Vale / Mittagong will become the new Western Sydney industrial precinct,” he said.
“That will become the transport hub. It is on the Hume Highway. Everything will probably come in Port Kembla and it will go straight up the rail link and land in Moss Vale. We will have more import export industry.’’
