A development application for the 32 medium density units has been lodged with Shoalhaven City Council.
The proposal has been lodged by Sydney firm Ghazi Al Ali Architect for 65, 67 and 69 Graham Street, currently occupied by three single storey weatherboard and fibro commercial buildings home to The Everything Store, Nowra Hydroponics and Nowra Pet Supplies.
The site is owned by South Coast Property Development.
The three buildings will be demolished to make way for the complex to be called Central Park, which will be partially three levels, rising up to five levels.
The predominantly three-storey character is sought along the current controls – a new set of policies is going to be adopted by council in the near future to increase the height of the precinct to 15m and effectively five-storey control.
The building has an overall height not exceeding 15m, complying with the draft Nowra Development Control Plan.
Set on 2,858.22 square metres, the application proposes a mixture of four, three, two and one bedroom units on land opposite the intersection with McGrath Street and adjacent to Harry Sawkins Park.
The overall density of the building has been broken down into three distinct elements by reducing the floor plate of the two top levels, as well as by creating an airy sun deck on level two and a well screened communal open space.
The development, valued at $9,240,024, will be undertaken in one single stage.
Ground level car parking will be provided for 49 vehicles, including nine spaces for visitors. Vehicle access will be provided by separate entry and exit driveways.
This latest application continues the good news surrounding the ongoing upgrade of the Nowra CBD, following a proposed $788,000 redevelopment of the high profile Nowra location on the corner of Moss Street and Princes Highway to upgrade the Aqua Service pool and spa shop, the leasing of the restaurant area of the Quest Apartments, which is hoped to be open by Easter and Shoalhaven City Council spending more than $400,000 to replace the footpath on the western side of Kinghorne Street as part of the Nowra CBD Revitalisation Strategy.
