It is very difficult for new home buyers to find the right house to purchase when the market is reduced when home owners won't sell due to costs of selling and stamp duty, plus other restrictions imposed by council on property owners.

We were going to sell but due to restrictions didn't, reducing the amount we could have sold for by more than $200,000.
Some of the restrictions which are understandable are 18m frontage, 30m from a watercourse, 900mm from a fence and sewerage system cemented in.
Whilst I agree with these, it still reduces the amount one can ask and if you have a certain tree species surrounding your property, like we do , any ground works could affect the root systems so more restrictions are imposed reducing the price asked as an arborist will need to be consulted and council will then decide what course of action needs to be followed.
To sell and then re-buy, the difference wouldn't be enough to gain any real profit, considering the amount asked for three bedroom houses with extras, so no wonder the market is reduced.
Unless you have a house with everything in place and no problems you can make a good profit if the person is prepared to pay the price.

STOPPING THE BLEEDING
The first words that come to mind that describes the Baird government: sneaky, distrustful and conniving.
In a recent interview concerning the privatization of five public hospitals, Health Minister Jillian Skinner said a public-private plan for one of the hospitals – Goulburn Base Hospital – won’t go ahead because of insufficient interest.
Hospital privatization analysis – Maitland Hospital: Labor electorate. Wyong Hospital: Labor electorate. Shellharbour Hospital: Labor electorate. Bowral Hospital: Shire of Wollondilly, Liberal electorate.
The SOW is one of the most affluent electorates in the state of NSW.
The Bowral hospital is well suited to relocation as public-private health facility and the resultant sale of the present hospital site will benefit the government financially.
Goulburn Hospital: Hospital to remain a public facility; all upgrading to be carried out by NSW government.
May I suggest the government retention of GBH is a deliberate effort to boost the popularity of the member for Goulburn, Pru Goward.
Pru Goward’s personal vote fell from 76.6 per cent in 2011 to 48.74 per cent in 2015.

HAVING A BALL
For over two hours last Friday night, locals and visitors of our northern suburbs could forget the woes of this area's slow-moving traffic and dysfunctional train timetabling by attending the very lively 'Forever Young' show, staged at Thirroul's Anita's Theatre.
Performers and audience alike gave their all.
Ably assisted by an accomplished six-member band with backing vocals, lookalikes and soundalikes of Sir Roderick Stewart and Cher, Rob Caudill and Ashleigh Toole delivered nostalgic numbers with powerful voices.
Apart from those who got up to dance, the empty-seaters missed a great and joyous treat, made complete with colourful and raunchy (in Cher/Ashleigh's case) attire, swinging microphone, and soccer balls being dispatched between stage and audience.
