The two properties at 8 and 8A Barney Street, Kiama are located directly opposite Surf Beach.
The properties, boasting uninterrupted northerly beach and ocean views, have recently been completed.
Agent, Ray White Kiama director Michele Lay said these four-bedroom residences offer an ideal lifestyle sea change, holiday or downsize, with open plan living, dining and kitchen, two bathrooms (plus powder room) and rumpus room.
Ms Lay said this was the second development project for the Sydney-based family who have previously bought and completely renovated their own Hamptons-style holiday home, and subsequently bought the two blocks either side of the property. Ms Lay described the new properties as “stunning, unique”.
“To preserve the architectural integrity of the street, the family has built two freestanding homes and two duplexes in a similar style to their own,” she said.
“This has included relocating the overhead power cables from the street underground which has enhanced the beautiful ocean views.
“This bespoke homes are brand new, high end and very stylish in prestigious Barney Street, and just a short stroll to all Kiama has to offer including Surf Beach, cafés and shopping precinct.”
Ms Lay said the architecturally designed ‘Hamptons-style’ properties have been built with meticulous attention to detail.
She said properties in this area were always highly sought-after as they were north-facing, close to the Kiama CBD and directly opposite Surf Beach.
“There have been a number of sales in that street recently,” she said.
This included two freestanding houses at 4A and 4B, sold last year for in excess of $2.5 million each.
“There’s also been a number of units sold on the corner block at No.2 for above $2 million,” Ms Lay said.
A duplex at nearby 13B Gwinganna Avenue with north-facing views also sold last year for $2.4 million.
According to The Domain Group, the median price for a four-bedroom house in Kiama is $923,000, with 39 sold so far this year.
Domain Group figures show the average age in Kiama is 60-plus; 54 per cent of residents are families and 46 per cent singles. Domain also reports that 43 per cent of Kiama residents fully own their own home, 25 per cent have a mortgage and 31 per cent are renting.
Ms Lay said Kiama properties typically received plenty of interest from prospective Sydney, Canberra and Camden buyers.
“Some are for holidays, some are downsizers, some have been local that have moved away from the area and come back, and some are local,” Ms Lay said.
“We have a lot of young families in the area, and a lot of young families are moving down from Sydney for the lifestyle.
“The market here is still buoyant and performing, so we expect to have a high level of interest in the (Barney Street) properties, even though it is a premium price.”
