Avantè, an 18-storey apartment tower is set to alter Wollongong’s skyline.
The towering commercial and office building, which will sit atop the city’s highest hill, was approved by planning authorities in 2011.
Consent was given for an 18-storey tower, worth $45 million at the time, with three levels of office space, ground floor retail and business premises, and 77 apartments spread across 15 storeys.
Despite this go-ahead, the 3 Rawson Street site – which was once home to a peacock farm and Wollongong’s telephone exchange – remained an empty grass lot for many years.
Last year, developers revised the capital investment to $28 million.
After the lengthy wait, an off-the-plan sales campaign has begun, with the on-site display suite now open.
Colliers International associate director residential Troy Gibson told the Mercury earlier this year the main drivers for selling the apartments after six years of no action at the site were “migration patterns and the demographic that’s moving here”.
One-bedroom apartments range from $475,000, two-bedrooms start at $640,000 and three-bedrooms begin at $1,075,000.
The construction schedule will depend on pre-sales.
Avantè aims to offer a range of floor plans featuring open plan living and dining, gourmet kitchens, and hardwood timber flooring in a choice of a light or dark finish.
Mr Gibson said all apartments will have views, and the architecture is forward-thinking for Wollongong.
He said the mixed commercial and residential development would boast “high-end finishes seldom seen in Wollongong”, combined with “amazing views from all directions”.
“There is a premium and then an elite finish, which you can choose from.
“The premium finish is towards the top level with Caesarstone, and the elite is the very best Caesarstone and marble tile.
“There’s timber floors and ducted air conditioning in every apartment, and the balconies are generous as well.
“In the elite package ducted air blows into the living room and the bedrooms.
“There’s also going to be a pool above the commercial space, and from there the views are amazing.”
He said the location was akin to the inner city lifestyle of a Surry Hills, with all the amenities and conveniences at its doorstep.
A VIP open day for sales will be taking place on October 9.
“We’re taking a $5000 deposit, and that secures an appointment on that day, and obviously it’s first in, best dressed,” Mr Gibson said.
Mr Gibson said much of the early interest had come from young professionals and “empty-nesters, the downsizers”.
“We’ve probably had even input from Sydney and Wollongong, and a couple of inquiries from Canberra,” he said of potential buyers.
