Selling agent, Justin Sydenham, director and auctioneer at Bevans Thirroul said it has a price guide of $3 million.
The property is available for the first time since it was bought as a block of land 13 years ago for $1.54 million.
The five-bedroom, three-bathroom modern brick home occupies a 669sqm parcel of land, and offers a position with never to be built-out views over McCauley’s Beach and right up the coastline.
The deep north-east facing block with impressive views is located in an exclusive enclave; only a handful of homes located on a quiet no- through road.
It also contains modern interiors featuring a light infused lounge/dining area, an entertaining deck and lawn setback for privacy.
It will be auctioned on Saturday, October 21.
“It’s truly a unique aspect, not just over the ocean, not just over McCauley’s Beach or Sandon Point, but it’s that extraordinary aspect straight up the coast covering it all,” Mr Sydenham said.
“It’s pretty unique. Other than the front row, other than those half-a-dozen or so properties that sit there, there’s very few other spots up and down our coastline that actually give you that same breathtaking aspect north.”
In May, the home at 2 Weaver Terrace, Bulli sold under the hammer for $3.6 million. This reportedly set a new suburb record for a house in Bulli.
It topped other recent $3 million-plus sales in the region, such as a Coledale beachfront home selling for more than $3 million, and a real estate “record” being set for Port Kembla with a prestige home selling for $3.2 million in early April.
The property at 2 Weaver Terrace is a five-bed waterfront home bordered to the north, east and south by recreational parklands.
It is set upon a 601sqm parcel equidistant to Sandon Point and McCauley’s Beach.
It sold at auction to an interstate buyer.
“It was newer and more contemporary in design (than 6 Weaver Terrace),” Mr Sydenham said.
“These significant sales, particularly in this row seeing as they don’t come up (often) are few and far between, aside from the fact we’re lucky that No.2 has sold this year.
“I understand that ours is a little more traditional than some of the others.
“While in the area $3 million, or $3 million-plus for a home is not achieved all that often, I think where this location is concerned, and this property, and those immediately surrounding it is concerned, if this fetches somewhere around its guide it will be the cheapest property in that row, in the immediate location, essentially from hereon in.”
Another significant sale was recorded in Bulli in 2015; 5 Garaban Ct selling for $3,175,000.
