A modern seven-storey office block could soon rise from a warehouse site next to the South Coast rail line at Wollongong’s city fringe.

Plans for the $41 million commercial complex, to be built on a 3,300 square metre site at 25-27 Denison Street, are on public exhibition through Wollongong City Council.
According to proponents ADM Architects, the building would be designed to meet stringent energy ratings.
It would face Denison Street, with a “grand entrance foyer” on the ground floor, but would have an outlook over all four sides.
Commercial tenancies would be located on every floor, with space totalling 11,553 square metres.
Access to three levels of basement car parking – with a total of 187 car spaces for employees and visitors – is planned to be located on a Hercules Street road reserve, which is proposed to be upgraded as part of the development.
If approved, the commercial building would be a big change for the mostly industrial and medical service street.
In their application to Wollongong council, the proponents say it will transform a “currently underutilised commercial site with minimal visual interest our outlook to a modern commercial building increasing passive surveillance and activating the street”.
Due to the site’s history of contamination assessment has been lodged.
Despite fears there may be soil pollution from a former metal foundry activities or hydrocarbon and heavy metal contamination from the former motor car repairs, tests found “no major impediment against the proposed development”.
However the consultants recommended further testing be carried out after demolition.
A traffic assessment included with the plans estimates the building will generate an extra 1268 car trips a day, which “can be supported by the existing infrastructure”.
The proposal will be determined by the Joint Regional Planning Panel.
