Emergency services were called to the unoccupied, single-storey Norris Homestead in Croome Road, shortly after 5.30pm on Friday when smoke was detected.
Police from Lake Illawarra Police District attended a short time later and found numerous onlookers at the location where the building was already well alight.
Firefighters attended and fought the blaze for several hours but the abandoned building had been extensively damaged.
The Norris Homestead was a dilapidated late-Victorian timber house that had sat vacant since Shellharbour council took possession in 2012.
Police are treating the fire as suspicious, and have been told three males were observed running from the location shortly before the fire was discovered.
Two vehicles were also seen to leave the area after the fire started.
Investigators are now appealing for anyone with images or vision of any suspicious activity, or anyone with information about those responsible, to contact Lake Illawarra Police or Crime Stoppers on 1800 333 000.
