Developers have released a proposal to transform the existing methadone clinic, on Denison Street, into a multi-storey commercial and unit tower.

The building, at 49-51 Denison Street opposite the newly rebuilt fire station, would have three ground-floor commercial tenants and eight levels of residential apartments.
There would be two basement parking levels, with a total of 72 car spaces, catering for the commercial tenants and residents of 86 apartments, according to plans being assessed by Wollongong City Council. There would be 32 one-bedroom, 47 two-bedroom and five three-bedroom units.
The nine-storey proposal is not the first new office and apartment block to be proposed for Dension Street in recent times, with other developers signalling plans to turn the road into a commercial hub.
For instance, in January, ADM Architects lodged plans for a seven-storey, $41 million commercial complex at 25-27 Denison Street.
Developers of the new plans for 49-51 Denison Street have noted in their application that the area has been subject to less redevelopment than other parts of Wollongong’s CBD.
“The centre has been undergoing a gentrification in development following recent amendments to the relevant planning framework,” they said.
“The proposal is designed to enhance the ongoing redevelopment and vitality of the surrounding area by the provision of a modern mixed-use development.”

The believe the proposal will act as a “catalyst” for other change in the western Crown Street area, which has been plagued by social problems and dilapidation of some shops and buildings.
For almost 25 years the Wollongong methadone and drug treatment clinic has been located at the development site.
Clinic operators are attempting to relocate the business after their site was sold out from under them in June last year.
They have flagged plans to move to a house on Gladstone Avenue, close to the existing service, but these are still being considered by Wollongong council.
The proposal will be on public exhibition until May 23.
