Or you’ve finally put an offer on your dream property and in the excitement of it being accepted, a contract of sale doesn’t seem that important but as a legal and binding document, you need an expert conveyancer to guide you through it all.
If you are buying or selling, you need to be aware of anything that may affect your interest in a property. For example illegal building rates owed on the property. A conveyancer will conduct appropriate enquiries related to the property, prepare and certify legal documentation, assist with GST, stamp duty and land tax requirements and calculate your settlement figures.
This will provide detailed information on the final figure you either pay or sell your property for, liaising with brokers and financial institutions assisting you in achieving settlement of your sale or purchase.
In fact an agent must have a contract for sale in order to market a property for sale. In NSW the vendor’s conveyancer prepares the contract for sale and must provide documents listed by conveyancing regulations, as these documents enable a conveyancer to provide information relevant to the property.

A conveyancer will explain the importance of the process of contract preparation to both the vendor and the buyer.
“A good conveyancer will not use complicated legal terms, as it will help you understand the process of your property transaction, as well as the documents you need to sign, and helping you meet your obligations to protect yourself and the interest you have in the property,” principal Vic Cuoco of CVC Conveyancing and Law said.
If you are thinking of selling or buying, give your conveyancer a call, talk about the process, know what you need to be aware of, before moving forward on selling or making an offer on a property.
“Obviously at times, you don’t have enough time to research, a quick call to your conveyancing may put your mind at ease on most things property related,” Vic said.
“CVC Conveyancing is a practice that deals with conveyancing on a daily basis, handling up to 40 transactions a month. With three licensed conveyancers and assistants on hand, we have the ability to provide you with a personal fast service available to your needs.
