The property at 80 Lakeview Parade, Primbee sold for $1,410,000 at auction earlier this month.
The Mercury understands this is a record price for a house in Primbee.
The 992sqm property features dual occupancy.
At the front of the block is a four-bedroom brick residence, while at the rear sits a separate two-bedroom waterfront dwelling.
The space between the homes provides an entertainers' cabana, as well as manicured lawns and additional parking options.
Newly renovated throughout, it features new bathrooms, kitchen, flooring and light fittings, as well as a master suite with panoramic lake views.
The property previously sold for $820,000 in 2006.
In early 2017, it was listed for rent for $610 per week.
Selling agent, Victor Shalala from MMJ Real Estate Wollongong said inquiries regarding the property had been extensive, spanning from North Sydney to the Southern Highlands, as well as the Illawarra.
He said it was sold to a Thirroul-based buyer, who “just absolutely loves the kayaking and the lifestyle of the lake”.
Mr Shalala said the record sale price was somewhat due to the owners presenting the entire property “immaculately”.
He also said the various lifestyle opportunities it potentially offered had boosted its popularity among prospective buyers.
These options included accommodating two families in multiple residences, receiving dual income as an investor, or living in one home and having extended family living independently in the other.
According to The Domain Group, the average age of Primbee residents is 60-plus, with 52 per cent singles and 48 per cent families.
Also, 41 per cent of residents fully own their home, 25 per cent have a mortgage and 34 per cent are renting.
Mr Shalala said Primbee had long been an “untapped, unnoticed little gem on the lake”.
“You’ve got the higher profile suburbs on the lake there,” he said.
“But Primbee has certainly been a sleepy little suburb that’s getting discovered.
“(This sale) is an indication that people will pay for something that they want.
“Regardless of the doom and gloom of the market and all these statistics going around, I believe every property is within its own market depending on what it’s got to offer.
“Whether it’s Primbee or whether it’s anywhere, there’s definitely buyers out there.”
