Developer Stockland has submitted a development application for the subdivision of 1002 lots which includes 989 residential lots, six large rural lots, seven superlots, two open space lots, riparian land, drainage infrastructure and landscaping works.
The residential subdivision is approximately 115 hectares in size and is located at the base of the Illawarra Escarpment between Cleveland Road and Bong Bong Road, West Dapto.
The residential lots will be a mix of low density and medium density housing, with the medium density adjacent to the Bong Bong Town Centre.
“The development would have positive socio-economic impacts for the Wollongong local government area, achieved through job creation during construction of the subdivision and the provision of future dwellings,” the environmental impact statement said.
The proposed subdivision of the site is anticipated to have “minimal environmental impacts” as the site is predominantly cleared and used for agricultural activities and grazing.
“Surface flows and potential impacts on adjacent watercourses to the riparian corridor have been considered with a water cycle scheme that ensures off site flood impacts are mitigated and stormwater flows treated during both construction and future use,” the report states.
The report said major roads and smaller roads were planned and the existing road network would adequately service new residents. Bus routes are proposed throughout the site to encourage use of public transport.
“In order to encourage active travel, provision has been made in the road reserve to provide a two metre wide shared path on both sides of local streets,” the report said. “Two and a half metre and three metre wide shared paths will be provided on both sides of collector roads.”
The report states that there is no potential for significant ecological impacts with the area if appropriate avoidance and mitigation measures are in place.
The application is on public exhibition with Wollongong City Council until January 22 and residents are encouraged to provide feedback on the proposal.
The development abides by the West Dapto Master Plan. The plan is intended to facilitate 19,000 new dwellings and associated infrastructure, village and town centres and recreational spaces. The development of the land is expected to occur over five stages.
