A development application was recently lodged by Anglican Community Services for a mixed use development at 145-149 Princes Highway, Corrimal.
The DA is for the construction of a five-storey flat building including retail tenancies, affordable housing units and associated car parking and landscaping works.
The construction of the five-storey residential flat building would include 50sqm of retail tenancy fronting the Princes Highway; 30 social and affordable housing units, comprising both ‘in-fill affordable housing’ and ‘boarding house’ accommodation; car, motorcycle and bicycle parking associated with the residential units; and communal areas for the tenants.
According to Anglicare’s report, the proposed target demographic is senior women (aged over 55) or Aboriginal and Torres Strait Islander women (aged over 45) who are in need of long-term, secure affordable housing.
“It is envisaged that the majority of the residents will be aged 65-plus,” the report says.
Residents will be selected based on the type of housing assistance program that they are participating in.
“For social housing residents, residents will be sourced according to the NSW Housing Pathways system,” Anglicare's report notes.
“For affordable housing residents, residents will be sourced according to Anglicare’s Affordable Housing Allocation Plan.”
The proposal includes a request to vary the 15m maximum building height development standard prescribed for the site under Wollongong's Local Environmental Plan.
However, a report from consultants Urbis says that the proposal “will result in a positive social impact together with a contextual built form outcome for the site”.
It also notes that the “extent of breach is considered minor”, with “only a portion of the top floor (at the worst extent) is above the height plane”.
The DA is on exhibition until January 14, and will be determined by the Regional Planning Panel.
The residential land at 145-149 Princes Highway, Corrimal sold for $1,870,000 to Anglican Community Services in February.
The approximately 1007sqm block was marketed as “vacant land with major development potential”.
