Set on 601sqm, 6 Garaban Court, Bulli includes four bedrooms, four bathrooms, 12-car garaging and an 18-metre heated lap pool.
Other features include an imported Italian lift connecting all three levels, ocean and escarpment views, en-suite bathrooms linked to all four bedrooms and open-plan family living plus formal lounge and home theatre.
Listed for sale last week, the property will be auctioned on February 1.
Tom Veljanov is co-owner of City Motors Group, which includes Mercedes-Benz Wollongong, Wollongong City Motors and Shellharbour City Motors at Albion Park Rail.
Mr Veljanov and wife Ilona bought a block at Sandon Point in 2006, and set about building their “dream home”.
The home was completed in 2010.
Mr Veljanov said with their children leaving home, they were downsizing to a luxury unit in Wollongong.
“In a way I’m sad to see it go, but there's too much space for just two people,” he said.
“We've got a lift in there, we've got a 12-car garage and a pool... It’s just too big for us.”
The selling agent, Belle Property Illawarra principal Darren Kay said there had been plenty of early interest in this property.
“We’ve fielded inquiries from Sydney and Canberra; people are looking for that coastal lifestyle,” he said.
“But they’re not necessarily looking for an apartment, but something of a similar, low maintenance proposition.”
There is currently no price guide for the property, although properties within the same estate have sold for up to $3.6 million.
“It’s certainly of that calibre - a masterbuilt, architectural home that offers a beachside lifestyle and is extremely low maintenance," Mr Kay said.
“It's certainly in a league of its own in terms of quality... This has stunning views.
“It's on another level in terms of luxury, comfort and construction.”
There have been several $3 million-plus sales in Bulli in recent years.
This includes the aforementioned home at 2 Weaver Terrace, Bulli, which sold under the hammer for $3,600,000 last year.
At the time, this was believed to have set a new suburb record for a house in Bulli.
The property at 2 Weaver Terrace is a five-bed waterfront home bordered to the north, east and south by recreational parklands.
It is set upon a 601sqm parcel equidistant to Sandon Point and McCauley's Beach.
