The three-level, mixed-use property is located at 40E Point Street, Bulli.
Selling agent Barbara Wright, director/principal of Seacliff Property said the property offered a two-storey house on top of a large commercial component.
"It's a beach home with an income," she said.
"The commercial part is currently leased to a high-class hair salon as a long-term tenant, but is also approved and equipped for other uses, including as a food and beverage outlet."
The property is located in a residential zoning.
"It's a good investment for someone to either have an income producing property, or eventually run their own business," Mrs Wright said.
"Because it's a residential zoning… There are very few properties that have got commercial use approved in residential zoning, especially food and beverage.
"It can be hard to find commercial properties in residential zoning.
"People like to invest in property that will generate income, and it can be hard to find. So this is like one of a kind, especially as it's only four years old."
The house contains four bedrooms and two bathrooms.
The commercial unit's floor space is 85.89sqm.
Previously, the property was home to a single-storey commercial property within the residential zoning.
The current owners gutted the property and had a DA approved to build a house on top of it.
"So downstairs is all completely rebuilt, with a brand new two-storey house on top," Mrs Wright said.
"The house was designed and built by a local builder using reclaimed Bulli Brick, external copper cladding and hardwood.
"It's at the high end of the market, a quality property.
"It's expensively built and only four years old."
In terms of rates, the property is separately metered for residential and commercial use, and there is potential to subdivide under strata titles.
Of the house's features, Mrs Wright said the open plan design of living and dining area flows to the outdoor north-facing terrace.
"Depending on your specific requirements, the main bedroom can equally be used as a second living room, with another fabulous terrace facing south," she said.
"Three other bedrooms are on the top level, enjoying central heating and scenic views of the cost and escarpment."
Mrs Wright said the property had been attracting interest from prospective buyers from both the Illawarra and Sydney.
