The three-bedroom, two-bathroom listing at 2/2 Barney Street will be auctioned at a date to be confirmed. It has a price guide of $2.5 million.
According to Australian Property Monitors, owners Tom and Sonja Perri bought the brand new unit for $2,240,000 in early 2017.
"Even though you're in an apartment block of seven units, we can walk out straight to the beach, we don't have to go down a lift," Mr Perri said.
"We've got a great outside area… It's like having a house, but not having a house."
Mr Perri said they had previously been long-time Kiama residents but relocated due to family reasons.
He said they returned to Kiama due to the lifestyle, but were now selling the property as they wished to relocate closer to Sydney.
"The prime spot in Kiama is Barney Street, and we're in the prime spot in the prime street, and facing north over a beach," he said.
"We'd stay here forever, but our situation keeps changing with regard to our children and work."
The selling agent is Raine & Horne Kiama's Steve Pryor.
This apartment block has fetched some high prices.
A single-level apartment at 6/2 Barney Street sold for $3,050,000 in late 2017.
