Positioned in a cul-de-sac, the elevated home contains four bedrooms (as well as another room downstairs, currently set up as a "man cave" but could also be used for an office or teenage retreat) and four bathrooms.
Sitting on a land area of 1292sqm, it also offers mountain and ocean views.
Owners Matt and Kylie* bought the block a decade ago, and the family built their "dream" family home.
Matt said it was a "one-off" in terms of design, and his favourite features included the views, privacy and deceptive amount of space.
He also said the home's "passive" design was key.
"It's designed in such a way that it captures... Instead of air conditioning it's designed to capture breezes.
"Everything opens up, the glass, the insulation, the design of where the windows sit compared to the prevailing breezes... Basically the heating and the cooling is taken care of by the house in the way it's designed.
"And it works, because we're so high up the hill there's always a breeze from the north-east or the south."
The home was completed in 2013.
"That block was the last block to sell out of that little subdivision," Matt said.
"Because it was so high up the hill, it just looked too daunting a prospect.
"We walked up the driveway and stood up under the tree, right up the top and the views from there were just unbelievable. We could see from the Innovation Campus all the way up the coast.
"As soon as we saw the views... We knew we could design something and build it up there that would be incredible."
The selling agent is Jason Hines from Peter Fitzgerald Real Estate.
"It's a one-off type of property - it's got the big block of land, a big house and it has the view," he said.
"Rarely do you get all three together, and you have the ocean views and mountain views."
According to Domain Group figures, the median price for a four-bedroom house in Balgownie is $948,000, with 17 sold this year and spending an average of 39 days on the market.
The average age of residents is 40 to 59, and with 56 per cent families and 44 per cent singles.
Market figures and analysis has indicated the Illawarra's property market has cooled in recent months.
For example, this Peace Crescent listing may have fetched a sub-$2 million price previously.
"I think property prices have changed, and I would have expected it to sell for more than it's currently on the market for a couple of years ago," Mr Hines said.
