Nykolas Parany bought the property at 11 Buena Vista Avenue, Lake Heights about eight years ago.
Sitting on a 1500sqm block, in addition to the main dwelling the property featured a large industrial shed at the back.
Mr Parany, 52, has since converted the shed into a New York industrial-style studio apartment.
"It was quite a heavy-duty, industrial shed, about seven metres by 20 metres," he said.
"It's a little tucked away, on a battleaxe block, and it's right up on the top of the hill at Lake Heights.
"So it's got 180-degree views out to the ocean... We're close to one of the highest points in Lake Heights."
Mr Parany, a dry needling therapist, runs his own clinic from home, and had previous experience with property renovations.
"But nothing on this scale; this was a whole different ball game," he said.
Over a two-year period, Mr Parany estimated he'd spent about $200,000 to get the apartment project to its current stage.
He's completed much of the work and interior design himself, as well as enlisting tradies to undertake some key elements.
It features recycled brick walls, exposed steel beams, polished concrete floors and a bespoke custom concrete kitchen island countertop.
Mr Parany said the project fit with the growing popularity and trend in New York, and later Sydney and Melbourne, of converting industrial buildings into unique industrial-style residential houses.
"It's New York-style, with a combined area," he said.
"I just like that industrial style, re-purposing places and things like that... Obviously I had the canvas to work with, I had this massive space."
The apartment, named 'The Watershed', also features a pool attached, and has proven popular as a short-term holiday rental listing on Airbnb.
The main dwelling has been sold in recent times, and Mr Parany said the new apartment, at 11A, was now his primary residence.
"It's still a work in progress - I'm still adding another two bedrooms to it," he said.
"I've still got plenty of room to extend it. I've actually just put a bathroom in, kitchen, and I'm starting the process of building the other two bedrooms now. That will all be on the same level.
"It's been a labour of love; it's just something I enjoy doing. I enjoy the hands-on stuff, and also the interior decorating and trying to create a certain vibe within a space."
