According to Domain Group demographics, Windang has a population of 2656, and an average age of 60-plus.
Of Windang's residents, 78 per cent are home owners, and 22 per cent are renters.
Domain figures also indicate the median price for a three-bedroom house in Windang is $670,000, with 12 sold this year and spending an average of 52 days on the market.
The three-bedroom home at 4 Boundary Road, Windang is currently for sale.
It has a price guide of $549,000 to $589,000.
The selling agents are Klayten Searl and Daniel Ellem at Illawarra Estate Agents.
Mr Searl said the suburb was predominantly comprised of owner-occupiers, and was especially popular with those in the 30-55 age group.
"You've got your older, original beach shack-type homes, which are first home owner targeted," he said.
"You've also got a number of knockdown-rebuilds coming on the market."
Mr Searl said Windang - which he called a "hidden gem" - offered a potential entry point for buyers looking to live near the water.
"Geographically, it's still I believe the cheapest median house price in terms of proximity to the ocean in the whole of the Illawarra.
"It's mainly because it doesn't have that waterfront street where every house on the street sells for a million dollars plus, like your Cliff Road in Wollongong or Little Lake Crescent in Warilla.
"We don't have that, but geographically we're only 100 metres from the ocean, and with a significantly cheaper median house price.
"We're closer than the majority (of suburbs in the area) to the ocean, it's just that we don't have the ocean views that a lot of those other locations do have."
Meanwhile, sitting on 803qm, the three-bedroom, one-bathroom house at 36 Oakland Avenue, Windang has a price guide of $659,000.
"It's a fully renovated brick home on a good-sized, level block," selling agent Mark Climo from Right Choice Real Estate said. "It backs on to the sporting fields, and is close to the lake."
Mr Climo said Windang had long been a popular location for home buyers.
"It's got that seaside feel, and a real community feel about it," he said.
"You tend to find that most people who live in Windang stay for a long time; there's probably generations (of families) there.
"It's a community on its own, because it's a very close-knit area. It's got a real sense of being its own little community."
Mr Climo said the suburb appealed to a range of demographics, including Sydney-siders looking to downsize and enjoy "being on the water at still affordable prices".
"You've got the best of both worlds in Windang - you've got the lake, and you've also got the beach," he said.
"And you've got all your infrastructure there as well, with the town centre.
"It's also in close proximity to Shellharbour and Stockland, and much the same distance to Wollongong."
