Illawarra agents have shared their tips for up-and-coming suburbs and growth areas in 2020.

Neil Webster from Stone Real Estate - Illawarra told the Mercury there were several suburbs throughout the region that he expected to enjoy a resurgence next year.
"In the northern area, I think Fairy Meadow is still on the improve and the incline," he said.
"I think there's going to be a massive jump in home prices and sales there.
"I think it's an ageing demographic in the area, and there's a lot of people who are starting to move out of the area, so we're getting that changing of the guard."
Mr Webster said Russell Vale was already experiencing notable growth, and he expected to start seeing an overflow from that into some sections of Corrimal.
He also identified Kanahooka and Unanderra as other suburbs to watch.
"It's almost as if some people have realised that as great as Figtree is, it's become a little out of price (range) for them and they can get the same quality of life and experiences by moving into certain sections of Unanderra," Mr Webster said.
He also described Oak Flats as an "under-rated suburb that's going to see a bit of a changeover over the next few years".
Meanwhile, Trever Molenaar from Molenaar & McNeice said he didn't believe there were any "secret suburbs" in the Illawarra any more.
"We've been found already," he said.
"So for a lot of people it's more about the affordable suburbs."
Mr Molenaar said anything on the beach gets good growth, "no matter what, even in a down market".
"The blue chip suburbs like Bulli and Austinmer are always going to go well," he said.
Mr Molenaar said spots that are attached to another high growth area could be a useful entry point for buyers.
"If you take some of the well-known suburbs, such as Mangerton, you can get into a suburb next door which has the same amenities and feel for a fraction of the price," he said.
"So if you look at Mount St Thomas and Coniston, they're still the same distance to the CBD, but they don't have the price tag that Mangerton does."
Mr Molenaar also identified the likes of Bulli, Oak Flats and Primbee as suburbs that could enjoy significant growth in 2020.
"Oak Flats and Primbee are on the lake," he said.
"If you're close to the water... If you can't get ocean views, get lake (views). I see long-term that being a good thing.
"And Shell Cove, near the marina.
"That's been talked about for a long time, but I still think there's some long-term growth there."
