Fire and Rescue NSW were called to the Robinson Street block, near the intersection of Hercules Street just before 5pm.
The electrical switchboard was left smouldering and fire crews searched the building to see if other areas had caught alight during the strike.
The building has been left without power and Fire and Rescue NSW has taped it off.
A vehicle travelling along Macquarie Pass around 5.30pm rolled over, near the intersection of Clover Hill Road.
Traffic was affected in both directions, with a contraflow operating, as tow trucks worked to right and remove the vehicle.
A woman was removed from the vehicle, shaken but otherwise unhurt.
A number of homes south of the city have been left without power, including more than 50 in the Dapto area.
Outages have also been reported in Figtree, Yallah, Albion Park and Calderwood.
As the storm hit Dapto around 4pm, it is believed a lightning strike may have started a grass fire in Cleveland Street.
A local Rural Fire Service crew responded and quickly put out the fire.
At 5.20pm just after the storm hit, emergency services were called to an accident on the M1 Princes Motorway on-ramp at Figtree.
One woman was complaining of neck pain after the crash, which blocked one lane of the motorway, causing heavy traffic to bank up as far back as the Memorial Drive intersection.
Another accident occurred along Memorial Drive southbound at Gwynneville around 5.30pm.
