Overlooking Seven Mile Beach and sitting on 658sqm, 'Seacliff Sands' is located at 63 Burke Parade, Gerroa.
The current weatherboard cottage, featuring three bedrooms and two bathrooms, has been styled to take in the views, while still providing a family home.
The freestanding guest accommodation, featuring two bedrooms and one bathroom, can be shared with holidaying family or used as a holiday let.
The property has a price guide of more than $3 million.
Tara and Keith Sullivan bought the property in 2012.
They initially utilised it as a popular holiday let, before the family moved into the home in 2014.
Mrs Sullivan said they had renovated the home internally, and added the extra quarters out the back.
"It's a typical old-style, original beach shack or beach cottage," she said.
"It's not modern externally... It's kept within the 1950s, '60s and '70s feel of living on the beach, of a coastal beach shack.
"It's a beautiful location in a safe, friendly neighbourhood."
Mrs Sullivan said they were selling the property as "our family's just getting too big for the place".
"It would suit a young family; we just have a desire to move to property, to some land, somewhere locally," she said.
"It could suit an investor as well."
Gerroa has long been a much-desired spot for prospective buyers.
'Seacliff Sands' is located a short distance from the Gerroa homes of surfer Sally Fitzgibbons and singer Guy Sebastian.
The selling agent for the 'Seacliff Sands' listing is Neil Campbell from Ray White Gerringong.
Mr Campbell said the picturesque and idyllic location ranked among Gerroa's best, and featured "unbeatable views".
"It's got DA approval to redevelop the home, and it's in a brilliant location," he told the Mercury.
Mr Campbell said properties listed in Gerroa typically attracted significant interest from Sydney-siders, and anticipated this would be no exception.
"We don't really sell anything in Gerroa these days, certainly in the upper end of the market, to anyone but people from Sydney, unless they're ex-pats overseas," he said. "That's really where the market is (for Gerroa)."
