'Meru', located at 254 Saddleback Mountain Road, Kiama, sold for $2,825,000 under the hammer this week.
This was above the reserve price of $2.5 million.
The three-acre property attracted 17 registered bidders.
Selling agent, Neil Campbell from Ray White Gerringong said it was sold to a Sydney buyer.
"All the (prospective) buyers were from Sydney," he said.
"I regard it as a near-perfect lifestyle property, given its location and aspect... The whole thing really.
"It was very popular.
"What's happened with COVID, for that sort of (high-end) property, is there's so many people in Sydney who have just realised now that... They've been thinking about buying a lifestyle property, and COVID just reaffirmed in their minds why they need to get out of the city."
Mr Campbell defined lifestyle properties as "anything that's rural" and of a large acreage.
The property's features include views north to the Pacific Ocean and north-west to the valley of Jamberoo.
The large rear entertaining area could house large family gatherings around the table or the firepit, while it also features a 12-metre pool.
