The property at 42 Banool Circuit, Bomaderry will be auctioned on August 15.
Sitting on 993sqm, it has a price guide of $930,000 to $980,000.
The home features a weatherboard exterior and fresh coating of grey paint with white trim.
It also features solid timber floors and a fireplace with a stone feature wall.
The designer kitchen overlooks a large dining area.
The home also incorporates four bedrooms, a home office and a theatre room, while the backyard and entertaining area offer north vistas towards Berry.
Owners Michael Lees, 40, and wife Amelia, 35, built the house, and moved into it in 2013.
"We bought a block of land, and we knew that it was north-easterly facing, and there was farmland behind," Mr Lees said.
"Those blocks don't come up very often, or ever.
"There was that north-easterly aspect that we loved.
"You basically have the whole advantage of owning 100 acres, even with the cows at your back fence, without having any of the problems associated with it."
The home was architecturally designed by the late Michele Stevens and built by master builder Jamieson building and constructions.
Mr Lees described the property as a "sanctuary".
"You walk down the driveway, into the house and it just keeps opening up," he said.
"You walk down the steps, the ceilings get bigger, the rooms get bigger, and then you walk out on to this view.
"If you wanted to get out of the city and you hadn't had a yard and a view before... It'd be a lifestyle change more than anything else.
"It's not near the ocean and it's not in the bush, but it's just a complete lifestyle shift. And it's the perfect entertaining house."
Mr Lees said they were selling and relocating to Berry because the couple sought a little more land as their children were getting older.
The selling agent is Integrity Real Estate's Peter Russell.
He said interest in the property stemmed from both Sydney-siders and locals.
"There's a lot of people that are relocating from the Sydney area, that have moved down here due to COVID or whatever else, that are living in Berry, Gerringong, Gerroa, that are looking at this as being a real option for them," he said.
"That's because they want the conveniences of services such as close shops, schools, hospitals, rail, NBN... Which this property offers.
"(Also interested are) some Berry-ites that have got lifestyle acreages, but are looking to get out of their lifestyle acreage into something that's more user-friendly for them in their later years."
