The 'Beacon Hill' estate is located at 1211 Old South Road, Bowral.
It offers 100 acres of prime, fully-fenced grazing land including horse paddocks, arenas and stables, natural springs, drought-proof dams, sheds and storage areas.
It features a four-bedroom, three-bathroom home, and a private, treelined driveway.
The property was owned by late former QC Roddy Meagher.
Mr Meagher and his late wife Penny bought the 40-hectare property in 1983, and commissioned architect Glenn Murcutt to design the property at the base of a north-facing slope.
Beacon Hill was named after a World War II beacon that once stood on the property's highest point to transmit signals from Sydney to Canberra.
It was completed in the early 1990s, and featured Murcutt's classic pavilion-style and a heated pool.
Following Mr Meagher's death in 2011, the property was left to his daughter Amy Gerstl.
Mrs Gerstl said their family moved into the property full-time in late 2014.
"It's nice and quiet - having come from Sydney that was a bonus," she said.
"It has a beautiful outlook, and it's very light and bright."
Mrs Gerstl said the property was well-located, being close to town, schools and other facilities.
"It would be great for a family that wants to have the land, but still be really close to town," she said.
"Or it could be good for someone wanting a lush weekender. Someone from Sydney who wants to escape the COVID thing, that craziness, to have a nice retreat."
Mrs Gerstl said they were selling in order to downsize, and planned to stay in the area.
"It'll be very sad (to see it go) in a way," she said,
"But time marches on and people have to... It's been a big piece of our history."
Other features include multiple open plan living areas including a gym and play area; spacious studio/office with its own fireplace; and resort-style, heated pool with adjacent heated spa, sauna and outdoor heated shower.
The selling agent is The Agency Southern Highlands' Ben Olofsen.
Mr Olofsen said the Southern Highlands has experienced significantly increased buyer activity since COVID-19, with 80 per cent of their buyers currently coming from Sydney, as a result of being able to work from home among other factors.
