Dozens of businesses are for sale across the Illawarra including popular Wollongong restaurant The Swallowed Anchor, Pete's Fish and Chips in Port Kembla, Luca Luna Flowers in Thirroul, Berkeley Cakes and Pies, The Palms Cafe at Stanwell Park, along with service stations, gyms, a mowing business, beauty salons, a newsagency, plus a remote-control car and hobby shop.
Despite a turbulent year for businesses, broker Enzo Conti said the market was doing okay and much better than he expected, especially for this time of year.
"There are some good opportunities because landlords have decreased their rents and are looking favourable - in terms of leasing - which makes a business much more attractive," Mr Conti told the Mercury.
"COVID-19 has had a huge impact on businesses but the only thing that is helping is people are changing the way they're doing business."
More people working from home means more people visiting local cafes and stores, while many people were developing their businesses to have more of an online presence.
However, Mr Conti warned people to go over leasing terms and conditions as not all might be favourable for a new venture.
