Sydney resident Richard Hugo-Hamman is among them.
Mr Hugo-Hamman bought a beachfront property at Coalcliff three years ago as a weekender.
Mr Hugo-Hamman said he was now selling the property for "COVID-related" reasons.
"My son and his family live in Brisbane, and I've got a two-year-old grand-daughter who I've only seen for one day in her life because of COVID," he said.
"So what I've decided to do is to buy a place on the Mid-North Coast so we can drive up, they can drive down and I can actually get to see them.
"It's so I can get to see the other half of my family more conveniently, without having to fly.
"We just figure with air traffic being so unstable and uncertain, that getting a place that we can drive to and meet in the middle is a much better idea."
The property is located at 26 Paterson Road, Coalcliff.
This four-bedroom home, set on 560sqm is positioned on the southern end of Coalcliff Beach.
The home will be auctioned on February 13.
Selling agent, Mattias Samuelsson from Ray White Helensburgh said there was no price guide available for the property.
"Over the past 12 months I've seen oceanfront properties on this coastline sell anywhere from $3 million to over $4 million," he said.
"In these situations the only way to find out what it's really worth in the current market is to take it to auction and see where we end up."
Mr Hugo-Hamman said among the property's best features was its location, including proximity to the ocean.
He said it would ideal for "someone who loves the ocean, wildlife and water sport".
"You've got a beach, ocean, a creek, a forest, a tidal pool, all within 50, 100 metres," he told the Mercury.
"You're placed in nature. It's a super-highway for bird life, there's bird life all the year-round.
"And that's apart from the usual whale and dolphin sightings. The dolphins have become a lot more common in the past couple of years.
"You've also got the mountain behind you. There aren't many places where you've got a mountain behind you, ocean in front of you, a tidal pool and the beach, a creek and a forest."
Mr Samuelsson said over the past six months they'd seen a huge influx of buyers coming from Sydney.
"Many of these people have told us that their work situation has become more flexible in the wake of COVID which now allows them to pursue a life outside of the city," he said.
"The properties offering a unique lifestyle such as waterfronts and acreages are attracting the most interest from this new group of buyers.
"Within the first 24 hours of this property hitting the market we'd received over 200 inquiries, the majority of those from people living in and around Sydney."
