It will go to auction on March 13.
Featuring five bedrooms, the main with walk-in wardrobe and ensuite complete with separate home office, there's also a formal lounge and dining room, spacious living room opening onto balcony and enclosed entertainment area.
Selling agent, Jake Mackenzie from MMJ North said it was being sold as part of a deceased estate.
He said there typically hadn't been many properties listed on such a large block and so close to the beach.
"There was obviously that sale in Bulli, which went crazy," he said, referring to the recent sale of a cottage at 7 Beach Road for $2.42 million.
"The interest in this one has been around the guide and potentially a little more."
Mr Mackenzie praised the property's location, and said many of the prospective buyers were looking at a renovation or a knockdown-rebuild.
"The house needs work... But there's plenty of interest, a lot of people through the open homes," he said.
