A beachfront property in Wombarra is expected to attract strong interest from Sydney buyers - and perhaps even break price records - when it goes under the hammer next month.
Sitting on a 902sqm block zoned R2 low density residential, the five-bedroom, three-bathroom property is located at 553A Lawrence Hargrave Drive, Wombarra.
The property is due to go to auction on April 17.
The selling agents are Mattias Samuelsson and Simon Beaufils from Ray White Helensburgh.
Mr Beaufils said there was no price guide for the property.
However, Mr Samuelsson said he was confident it would set a price record for the northern Illawarra.
He said this listing could surpass the sale price for 26 Paterson Road, Coalcliff in February.
A Sydney buyer snapped up the Coalcliff property with impressive ocean views for $4,715,000.
According to Pricefinder, the sale was a record price for a residential property at Coalcliff.
Pricefinder figures also indicate the highest recorded sale for a residential property in Wombarra is 49 Monash Street, which sold for $4,100,000 in 2019.
Meanwhile, the new listing includes direct access to the sand from the backyard.
Other features include an infinity pool set amongst established lawns and gardens, and three of the bedrooms offering panoramic ocean views.
Mr Samuelsson said they expected huge interest from Sydney, "as this is possibly the best beachfront property we have marketed in the northern Illawarra over the last 25-plus years".
"Interest from the Eastern Suburbs of Sydney and the Northern Beaches (in this area) has increased exponentially over the past few months," he said.
"There are still very few beachfront properties ever to come on to the market, as most owners keep them as their most prized and valuable asset.
"In the local market demand is far exceeding stock levels and providing growth in prices never before seen."
