The property at 17 Bonaira Street, Kiama is scheduled to be auctioned on April 10.
It has a price guide of $1.8 million.
The home will also be featured in an upcoming episode of the Channel 9 property series Country House Hunters Australia, hosted by Catriona Rowntree.
Filming took place in March.
Selling agent, Andy Wharton from First National Coast & Country said it was one of three properties that the prospective buyers visited during filming.
He said the property was chosen to be featured on the show due to its convenience to beaches, town and CBD.
"Also, it filled the buyer's needs for bedrooms, bathrooms, and it requires no renovation or maintenance," he said.
Owner Mark Wilmott said it was "a bit of fun" to be featured.
"I think they were looking at a contrast of houses, (so ours was selected) just to vary the range for the couple who were looking," he said.
"They choose three houses for each episode, and the couple that came through had seen two houses that were more 'country' down in the Shoalhaven area.
"By contrast, they also chose ours, which was an in-town home, to be included."
Set on a corner block of 569sqm, the home features four bedrooms, three with built-in robes and main with ensuite; three bathrooms; and 3kw solar panels resulting in low energy costs.
Mr Wilmott and Sandra Ruecroft have owned the property for 20 years, having previously lived in Bowral.
Mr Wilmott said they had undertaken two renovations on the property, including a two-storey addition.
He said the property had been a "labour of love" throughout the years.
"It was a three-bedroom, brick veneer cottage, and it's now a tri-level home," he said.
"And we did a further renovation about five years ago, when we added an en suite and extended the main bedroom."
Mr Wilmott said it was a good fit for the beachside location of Kiama, and received plenty of wintertime sun.
Mr Wilmott said they were selling in order to downsize, and hoped to stay within the Kiama area.
Mr Wharton said the property was located within a short walk to Kendalls Beach, and was "beautifully" presented.
Country House Hunters returns on Friday, April 9 at 7.30pm on Channel 9.
The episode featuring this Kiama property will air on Friday, May 7.
