The property, located at 64 Beach Drive, Woonona has a price guide of $3.9 million to $4.2 million.
It's for sale via Expressions of Interest, closing on May 5 (if not sold prior).
Sitting on 784sqm, the home features four bedrooms plus an office, and three bathrooms.
Prof Sutton and wife Sylvia have owned the property for more than 20 years.
The original beach house had been renovated prior to them buying it, and Mrs Sutton later renovated it again.
"We had a university residence, and it was becoming too expensive to maintain," Prof Sutton said.
"So the council of the university told me to go find a house of our own.
"The house that was the university's vice-chancellor's residence was just getting old. (Their current home) didn't look like it does now, but it was in a terrific spot."
Prof Sutton said the property's best features were being "right on the beach, and right on the park".
"Our big family just use it as a resort... It has everything if you want to be near a beach," he said.
"We have enjoyed 20 years there, and now it's someone else's turn."
Since leaving UOW in 2011, Prof Sutton has served on various boards.
He said they were downsizing, and wanted to be close to family in Sydney.
After living in the Illawarra for 30 years, Prof Sutton said they would be sad to leave the region.
"We have just loved it down here in the Illawarra - people have always been friendly," he said.
Selling agent, Adam McMahon at Dignam Real Estate said they were getting strong interest in the property, predominantly from out of the area.
"The fact that it's a beachfront, it's in a cul-de-sac, you've got a council reserve next door and you've only got one adjoining neighbour, you're not just getting the beachfront lifestyle, but you're getting the privacy as well," he said.
"And the house is absolutely stunning."
