The Mexican restaurant chain Guzman y Gomez has lodged a development application for a restaurant at 52-68 Princes Highway, on the corner of Nudjia Road.
That's just 350m from the new McDonald's franchise where work started in March, and less than 100 metres from the KFC already in the suburb.
At present the site is occupied by a building and contractors vehicle and equipment hire company.
It is planned that the Guzman y Gomez restaurant will operate 24 hours a day, seven days a week with seating for 45 people, 14 car-parking spaces and a drive-through.
The statement of environmental impact accompanying the application states that there may be issues for neighbouring properties, including traffic, parking, noise and odour.
"Where necessary, mitigation measures are proposed to minimise these potential impacts and reduce potential risk associated with the development," the statement read.
The entry and exit for the restaurant will be off Nudjia Road, as far from the Princes Highway intersection as possible.
According to the statement of environmental effects, the road network would be able to handle the extra traffic looking to get some Mexican food.
"Traffic generated by the proposed development will have its greatest effects during weekday peak periods when it combines with other traffic on the surrounding road network," the statement read.
"The total weekday evening peak hour vehicle trips for the development would be 80 two-way vehicle trips per hour.
"Based on the traffic generation, the surrounding road network will be able to cater for the traffic generated by the proposed development continuing to operate at their existing levels of service."
There is also unlikely to be any "significant impact" on nearby properties from cooking odours, or from the waste storage areas, the statement read.
