Sure the Hewitt brothers Stephen, John and Wayne came to love their childhood home at 10 Woodland Avenue.
But Stephen said it best: "mainly because it was located just a stone's throw from McCauley's Beach".
That's also the main reason why a husband and wife team from Penrith decided to buy the home.
The man, who didn't want his name mentioned, told the Mercury he was also happy to purchase the property for $2.9 million without having to go to auction.
"Auctions are a very stressful thing. Fortunately we were able to pick this up just before the auction date," he said.
"It is a great location, there's no doubt about that."
The Penrith couple were looking for a sea change and loved the location of the property and are looking to build a new house in the next year or two.
"We've been looking around Thirroul, Bulli and Stanwell Park areas for a while now. We were trying to find a nice house with a nice view," he said.
"We hadn't been able to find a really nice house with a nice view, so we found an old house with a nice view, with a view to improving the house.
It is a great location, there's no doubt about that.
"We're looking forward to enjoying the views of the water, the nice friendly nature of Thirroul, the shops and cafes, and everything else this beautiful part of the world has to offer."
Stephen Hewitt, who was the executor of the estate sale, said the sale of his late parents' house marked "an end of an era".
"But it has been a brilliant house with all of the verandahs around it. It was like a typical holiday seaside place when we first had it," Mr Hewitt said.
"There was nothing above one storey around it at the time. There was no curb and guttering, it was quite nice and bit country.
"It has been a great family home. We were a big hit with our friends as we had our own beach at McCauley's.
"Mates would come to surf all the time. It was a great childhood home to grow up in, that's for sure."
