Set on 778sqm, the five-bedroom, five-bathroom home is located at 112 Charles Avenue, Minnamurra.
Selling agent, Rob Havasi of Rob Havasi Real Estate said the property had been in the same family for 20 years.
Mr Havasi said Minnamurra River was among the most in-demand spots within the region.
"When people buy there, they don't tend to leave," he said.
"It's very tightly held in Minnamurra. It's got that real village feel... It's an area that's difficult to get into.
"And direct waterfront properties are even more difficult (to buy)."
There is currently no price guide for this property.
However, Mr Havasi said this property had already attracted prospective buyers both from the local area and Sydney, with interest above $4 million.
There are about 70 Charles Avenue homes located on the Minnamurra River, including villas and townhouses.
About half the properties, including No.112 are absolute waterfront, and the other half waterfront reserve.
Significant recent sales in the suburb include the four-bedroom, three-bathroom home at 78 Charles Avenue, located on the waterfront reserve.
It sold for $3.1 million in 2020, a residential sales price record for the suburb.
However, absolute waterfront sales of free-standing homes have been rare in the area in recent times.
There were two absolute waterfront sales in 2015; No.110 Charles Avenue sold for $2,030,000, and No.148 for $2,045,000.
Prior to that it was in 2010, when 144 Charles Avenue sold for $1,725,000.
Mr Havasi said there had been somewhat of a shift within Minnamurra in recent years, with the suburb nowadays primarily consisting of owner-occupiers, and a few properties used as weekenders.
Features of this latest listing include a wrap-around deck which offers a spot to check out the surf, while the lower deck provides more outdoor entertaining space.
The home features high-vaulted ceilings, glass all around and a gas fire, as well as a private studio cabin.
The ground floor master bedroom with ensuite looks out over the water.
Upstairs features three more bedrooms, two bathrooms and another balcony with water views.
