As the Illawarra market approaches its fourth weekend of online auctions due to the Greater Sydney lockdown, MMJ Wollongong auctioneer Daniel Hastings said they'd hosted five online auction events thus far, with nearly all properties selling under the hammer.

"I think all of those results would have been probably in the same league, whether it be online or on-site," he said.

"It's been really quite positive for the most part, and the thing we're seeing is that some people are very comfortable with being able to do it anonymously.

"They like being able to do it in the comfort of their own home, as opposed to in front of a hundred-odd people, which can be more daunting."

Mr Hastings said vendors had recognised there had been some strong sales results via the online auction method, and therefore weren't rushing to transact prior to auction instead.

"People are realising that you don't have to push the panic button and necessarily grab something beforehand," he said.

"I think people are a little more encouraged to at least genuinely consider their options either way."

The Kiama LGA isn't currently in lockdown, but the area is in high demand from Sydney buyers.

Neil Campbell of Ray White Gerringong said vendors and local residents wishing to bid can attend in person at the Crooked River Winery venue, albeit with social distancing measures in place.

They have three properties going under the hammer next Wednesday, and another which sold prior to auction.

"A lot of people would still like to be in the auction room if they can," Mr Campbell said.

"But even pre-lockdown, we've always had people bidding remotely.

"People have no fear now of buying a property when they haven't inspected it (in person).

"We're doing a lot of video walk-throughs with clients for inspections."

Set on 525 square metres, this free-standing dual occupancy doesn't have a price guide.

Selling agent, Martine Dippre from KORE Property Group said the property had been opened up to auction conditions for buyers to be able to bid online.

Bidding opened on July 12 and will close at 12pm on Friday July 23 via the AuctionNow platform.

Ms Dippre said it had been dubbed a 'click and collect' auction.

This is the first of this type of auction that she has conducted.

"It gave everyone the chance, especially with COVID, over that time to be able to inspect the property, do their due diligence and be able to make an offer which is overseen by a licensed real estate agent," she said.

"It's completely transparent... It was driven by the fact that I was fairly certain that we would not be able to do an on-site auction when I started the campaign.

"And because the vendors are based out of the area - there's three vendors at different locations - this was the easiest way for them to be able to watch the auction and see how it's all running in real time.

"I think this is the new way that properties are going to be auctioned in the future, and everyone has appreciated the transparency so far."

Ms Dippre said there had been interest from prospective buyers in Canberra, Newcastle and various parts of Sydney.

Selling agent, Neil Campbell of Ray White Gerringong said there had been extensive inquiries from Sydney buyers.

"The cottage is a 1960s-style fibro place - we don't get much of that these days, as they've nearly all been knocked over, renovated or whatever may be the case," he said.

"The same with vacant blocks of land - they're just not about.

"They've been in the same family for about three generations."
