A South Coast property which boasts views of Jervis Bay and has been a popular Airbnb-style holiday rental is now on the market, with a settlement date that will allow the new owners to take the keys just in time for Christmas.

The property, located at 93 Waldegrave Crescent in the seaside town of Vincentia, has served as a main residence for the current owners but has previously been used an occasional Airbnb-style holiday rental during summer, collecting as much as $1000 per night during peak periods.
Set on 700 square metres, the four-bedroom, two-bathroom, architect-designed home was master-built by local builder David Reid in 2015.
It's on the market with a guide of $2.3 million to $2.4 million and a delayed settlement date of up to early December, subject to negotiation.
It has an elevated position that captures views of Jervis Bay, and is a 400-metre walk to Blenheim Beach.
When helping design the home, Mardi Morris and husband Brad had wanted to adopt a "timeless" approach that didn't follow any fleeting trends.
Therefore, one of their aims was to create a family home that would capture the natural beauty of the area.
"We did the massive deck off the front which captures the dolphin watch cruise boats as they go past," she said.
"And then we created a backyard... We're international travellers usually, we go to Bali and Thailand, so we had sourced a lot of the furniture and ideas from our family travels around the world.
"The latest addition was the big Balinese outdoor daybed area.
"We've also planted bamboo and fake grass, so it's maintenance free.
"A lot of the outdoors is like a Balinese villa, but I've also put a lot of local brands all through the house to represent small community and the beauty of Jervis Bay."
Entertaining options include a covered, custom-built outdoor dining area off the rumpus room, a Bali Hut in the garden (with fire pit), terraced lawn areas, and large ocean-facing deck upstairs.
Mrs Morris said they were selling the home as they were "ready for a new chapter, where we can do it again".
"We've been locals in the Jervis Bay area since we were kids," she said.
"We love the building industry and interior design, so we decided to wing it, start a whole new chapter and do it again.
"I'm the type of person, once I finish a project I like to say, 'someone else can now love it and enjoy it'."
Selling agent, Craig McIntosh from The Holidays Collection said there was a lot of older stock in Vincentia, which made it difficult to find an "immaculate" property for sale there.
"It's either going to be older stock or refurbished stock," he said.
"A lot of the newly built places are held by the current owners.
"This is literally a house that you don't have to spend to one cent on... The owners have looked after it in an immaculate way.
"I would say it's the best non-waterfront available for sale at the moment in Vincentia."
Mr McIntosh said the delayed settlement of early December was preferred by the vendors due to personal reasons, but can be negotiated as needed.
Mr McIntosh, who also manages many short-term holiday rentals as part of his business, said delayed settlements did occur on occasion for properties utilised as holiday rentals.
Delayed settlement could also occur when sellers were attempting to buy another home at the same time.
"And sometimes people want to say farewell to the property, and get family members to come down and have their last stay," he said.
"When we first listed this property about two months ago, December seemed like ages away. But because of lockdown and everything else that's happened since, in relative terms it's just around the corner now."
Other properties for sale in the area include 70 Plantation Point Parade, Vincentia.
This five-bedroom, three-bathroom home has a price guide of $2,750,000 to $2,850,000.
The home offers Jervis Bay views, as well as Point Perpendicular and Bowen Island views.
Another listing, 311 Elizabeth Drive, Vincentia has a price guide of $2 million to $2.2 million.
Set on 949 square metres, the six-bedroom, five-bathroom home is a short walk to Nelsons Beach and Booderee National Park, and incorporates a registered bed and breakfast.
