The home at 6 Garaban Court, Bulli is due to be auctioned on September 14.
The four-bedroom, four-bathroom (plus two powder rooms) home is set on 601 square metres.
Boasting views overlooking McCauley's Beach and north to the national park, the home is set over three levels.
It's luxuriously appointed throughout with lift access to every level, a private cinema room and lap pool.
It also features vaulted ceilings, high-end finishes and fixtures throughout the property; a generous basement with parking for about 10 vehicles, wine cellar and gym.
Selling agent, Trever Molenaar from Molenaar + McNeice said there wasn't currently a price guide for the home, but there had already been interest in the high $3 million range.
He said a comparable property in the same street, at 5 Garaban Court, sold for $3.8 million in mid-2019.
Mr Molenaar said there had been plenty of interest in this new listing from both Illawarra parties and Sydney-siders.
He said the lift was particularly appealing for elderly Sydney-based buyers who were looking to retire to the region.
"Also, the garage (is) why a lot of people locally are looking at it, because it is such a big garage and you probably won't be able to build that ever again," he said.
In early 2019, the home sold prior to auction for $3.2 million.
The home was initially owned by a prominent Illawarra businessman Tom Veljanov, co-owner of City Motors Group, and wife Ilona who completed the build in 2010.
