A "green oasis" sitting in a rural locality between Kiama and Jamberoo will go under the hammer later this month.

The home at 215 Jerrara Road, Jerrara will go to auction on October 30.
It has a price guide of $2.5 million.
Seller, Diane Ellison said the rural home known as 'Sunny Hill' would be an ideal tree-change for the successful buyer, describing the property as a "green oasis".
"I think we've got all the benefits of living in the country, with all the benefits that Kiama has to offer as well," she said.
"We've got all of the services and facilities that go with living in Kiama, with the privacy... It really does feel like you are living in a different world."
Ms Ellison and partner Ian Smith bought the home in early 2013, after it made a strong impression upon first viewing.
"When we drove in the front gate, we just both took a deep breath, relaxed and went, 'ah'," she said.
"We felt like we'd come to a retreat. As soon as you come in you've got the feeling of tranquility - it's got beautifully established trees, some of which are well over 100 years old.
"We loved the idea of the space and privacy of having an acre."
Ms Ellison said her favourite features of the property were the trees, privacy and views; "every window you look out is green".
"It's the first house we've bought together, and we used to go camping together quite a bit," she said.
"We haven't been camping very much at all since we moved out here, because we can have our privacy, and all the birds and nature at home."
The property accommodation offers a four-bedroom home plus a granny flat with sweeping views of Saddleback Mountain.
The detached two-bedroom cottage is appointed with built-in wardrobes, kitchen, dining and lounge, bathroom with separate toilet and laundry facilities.
Ms Ellison said they were selling as they were downsizing to the South Coast.
Ms Ellison said while they hadn't let the granny flat out as an Airbnb-style holiday rental - instead using it as accommodation for family and friends - the previous owners had done so.
She felt its rental potential could well be a drawcard for prospective buyers.
According to CoreLogic, there were no house sales in Jerrara in the year to June 2021, and less than a handful annually in recent years.
The 2016 Census listed the population of Jerrara as 157.
Selling agent, Andy Wharton from First National Coast and Country said there was plenty of interest in the home from local and Sydney-based buyers, with some viewing the extra accommodation as a great option for extended family.
He said the home was surrounded by rural properties and therefore felt like a larger acreage.
Mr Wharton said Jerrara was a tightly-held locality, with the now decommissioned Jerrara Dam area being a popular reserve and bird sanctuary.
