The seaside suburb has scored a host of $4 million-plus sales so far in 2021, including 21 Gwinganna Avenue, Kiama, which sold for $4.8 million in July.
This is believed to be the current suburb record price for a freestanding house.
Also, 39 Tingira Crescent, Kiama sold for $4,555,500 in September.
Other high-profile sales have included 5 Gwinganna Avenue, Kiama for $4,620,000 in February; 9 Gwinganna Avenue, Kiama for $4,211,830 in April; 53A Gipps Street, Kiama for $4,200,000 in May; and 48 Bonaira Street, Kiama for $4,150,000 in October.
Meanwhile, the property at 11 Tingira Crescent, Kiama has now been listed for sale.
It has a price guide of $4.7 million to $5 million.
Selling agent, Ray White Kiama's Vitas Tulich said the home could set a new residential record for Kiama.
The home boasts an elevated position capturing vast ocean views of Kiama's coastal landscape.
Overlooking the Little Blowhole, the home was designed by renowned coastal architect John Adameitis and built by local builder Rob Critoph, who is also the seller.
The four-bedroom, three-bathroom home includes 100-year-old brush box timber features, as well as an in-ground saltwater heated pool lined with New Zealand pebbles.
Mr Critoph and his young family wanted to move back to the area seven years ago, as his wife Sarah grew up in Kiama and they wanted to return for the coastal lifestyle.
They couldn't find the "perfect" property for them, so decided to conduct a knockdown-rebuild with the goal of creating a "resort-style home".
The home was finished about six years ago, and Mr Critoph said key elements were it being north-facing, located close to the water and containing a "beautiful pool".
"Another great thing is you pretty much get water views from all living [areas] - the downstairs rumpus, bedroom en suite.
"It's just a beautiful home. We put a lot of effort into making the flow work, and the size of the spaces. We could have put more bedrooms in if we'd wanted, but we wanted everything to feel quite spacious.
"It's also in a quiet area, with mostly retirees and a few holiday homes.
"You've even got lobsters and fish at your back door. If you're into fishing and diving, it's pretty spot on."
The home also features a chef's kitchen, anchored by a deep Caesarstone island bench.
Mr Critoph said they were selling in order to tackle another build project in the area.
"I've always said to my family that I wanted to do one more, and I wanted to do something even a bit more special while I'm still at an age that I can do it," he said.
"We've managed to find a site that looks out over the whole of Kiama, and it was a bigger block, so we decided to do that."
