The new waterfront residential development, Benetti Shell Cove is located on The Waterfront Promenade.
It includes a selection of two and three-bedroom apartments, available on the top four floors.
Benetti will comprise of 42 residences sitting above hotel guest rooms and serviced apartments.
Below, the harbourfront hotel offers amenity including a resort-style pool, restaurant, ballroom, day space and gym facilities.
The residential apartments will also benefit from having access to the rooftop pool and barbecue area, exclusive to buyers.
Two-bedroom apartments will be available from $1.25 million, three-bedrooms from $2 million and a small number of penthouses for about the $4 million mark.
Shell Cove is a joint development between Shellharbour City Council and Frasers Property Australia.
Selling agent, Simon Kersten from Colliers International Wollongong said they sold the site where the Benetti project will be located to developers the Oscars Group, on behalf of Frasers in 2017.
"We've worked with Oscars since to design this development, which will consist of a luxury five-star hotel, serviced apartments above the hotel and we'll have 42 luxury apartments sitting on top of that, starting at level seven," Mr Kersten said.
"(These apartments) will be the highest-end offering that Shell Cove has seen."
They will be for sale off-the-plan from later this month. Mr Kersten said construction was expected to start in 2022.
"Oscars know luxury, and they know what people want," Mr Kersten said.
"They have really wanted to put their brand on this and make it special.
"So the finishes and the fixtures are of a level that's never really been seen before in Wollongong."
Simone Dyer, development director at Frasers Property Australia said Frasers had sold out of all their product they had released so far, due to "unprecedented demand".
"We're continuing to release a couple of townhouse stages over the coming couple of months, and we've got our next apartment stage at the beginning of next year," she said.
"With the harbour being opened over the weekend, we had a huge number of people coming back into the sales office, with the restrictions easing to allow us to do that. We've totally sold out of everything we had on the market.
"I think we're seeing Shell Cove really mature into a very desirable place to live, with the marina now open and people seeing its vision come to life.
"We're seeing amazing demand and people really attracted to the project."
