The home at 4 Farmer Street, Kiama has a price guide of $6 million to $6.6 million.
The five-bedroom, four-bathroom home sits on 1074 square metres.
Last week, the Mercury reported that while Kiama has scored a host of $4 million-plus sales so far in 2021, it was yet to crack the elusive, record-breaking $5 million barrier.
The property at 11 Tingira Crescent, Kiama, recently listed for sale with a price guide of $4.7 million to $5 million promised to change that, but if 4 Farmer Street achieves its price guide, the result will be in an entirely different league.
The selling agent for 4 Farmer Street, Helena Crumpton from Stone Real Estate Illawarra said what set this listing apart was the "magnificent" and "unique" house, which was "unlike anything else in Kiama".
"It's quite incredible when you get in there," Mrs Crumpton said.
"There's three en suites, a main bathroom, two powder rooms, and the theatre room is incredible. There's beautiful entertaining and living spaces.
"And the kitchen is lovely - the owner has thought about everything, and built it to her needs."
The home is located between Surf Beach and Kendalls Beach.

The seller, who wished to remain anonymous, said they built the house, which was completed about 11 years ago.
He said they loved the location from the outset.

"We have a lovely little walk to town from where we are.... It just ticks a lot of boxes for us."
The seller said one of his favourite features of the home was the upstairs terrace.
"On a lovely day, it's a great spot to sit, relax and enjoy," he said.
He said one of the reasons they were selling was because "we feel like we've got another house in us".
"We wouldn't mind closing this chapter and opening up a new one," he said.
"You've also got to recognise that the market is very strong at the moment, and now's a good time to try [and sell]."
Mrs Crumpton said the property was so far attracting interest from both Sydney-based and local buyers.
"It sits there, quietly tucked away, but everybody's admired that house," she said.
"It's one of those homes where people just think, 'wow, I wonder if it'll ever come on the market'.
"It's a magnificent home, and it's in a fantastic location."
